A prominent senior care provider in southwestern Wisconsin needed an evaluation of its aging facilities to determine future operating and market value.  Concurrently, strategic questions arose regarding future senior care needs and opportunities.  PDC was retained to conduct comprehensive market and facility evaluations which ultimately led to the acquisition of a fifteen acre parcel for the development of a new senior care campus.

This unique opportunity for a new replacement campus created a visioning challenge to support an emerging senior care cultural change with an innovative environment.   Without the limitations of existing bricks and mortar, PDC was able to create forward thinking designs and interior environs that promote care, comfort and community interaction in unconventional ways that dispel the typical image of a senior care facility.

A new 64 bed skilled care facility was designed using an innovative neighborhood cluster that reduces scale to a social level and promotes intimate interaction.  Two 32 unit communities contain two neighborhoods of 16 beds each in a residential space concept with dedicated social areas such as dining, family areas, and informal places for interaction.  The skilled care facility is connected to a new 24 unit assisted living and 6 bed memory care by a Town Square.  This Town Square not only provides common socialization spaces for all on-site residents but also invites the neighborhood into the facility by a separate entry for activities in a community room, library, hair care, and coffee/bakery shop.

The 84,000 square foot development was completed on time and within its $10 million budget in July 2009. The resulting senior facilities offer a warm, residential environment making a strong statement for cultural change in senior care.  Dedication to the principals of de-institutionalization and resident first care can change the perceptions of skilled care and provide quality of life enhancements for our seniors in a humane, comfortable and sensitive care environment.
